3. What are the income requirements?

Applicants must have verifiable income of at least three times the monthly rent. If there are multiple leaseholders, their combined income will be considered.

4. What are the move-in costs?

A $75 non-refundable application fee is required for each applicant age 18 or older, along with a $199 administrative fee. Security deposits range from $250 to one month’s rent, depending on credit history. For residents with pets, a one-time, non-refundable $300 pet fee covers up to two pets and is due at move-in. Monthly pet rent is additional.

5. Is renter's insurance required?

Yes. All residents must maintain renters insurance with at least $300,000 in personal liability coverage per occurrence. Proof of coverage is required for each leaseholder.

6. Are utilities included in rent?

No. Water, sewer, trash, and pest control are billed with your monthly rent as additional charges. Residents are responsible for electricity and must establish service before moving in.

7.What apartment features are available?

Apartment homes at The Preserve feature private entrances, in-unit laundry, quartz countertops, wood-style flooring, custom cabinetry, and energy-efficient appliances. Select homes offer additional features such as gas fireplaces and water softeners. Contact our leasing team to confirm the features available in your preferred home.

8. What community amenities are available?

Residents can enjoy a saltwater swimming pool, fitness center, yoga and core studio, walking trail, putting green, bark park, café and lounge, business center, conference room, and outdoor grilling and dining areas. Visit our Amenities page to explore more.

9. Are washers and dryers included?

Yes. Apartment homes at The Preserve at Willow Springs include in-unit laundry.

10. Does The Preserve have a fitness center?

Yes. Our community features a fitness center with Technogym equipment, along with a yoga and core studio.

11. Does The Preserve have a swimming pool?

Yes. The Preserve features a saltwater swimming pool with a poolside cabana and grilling area.

12. Are there spaces to work or study?

Yes. Residents have access to a business center with a conference room, as well as a café and lounge. Complimentary high-speed Wi-Fi is available in community common areas.

13. Is garage parking available?

Yes. The Preserve offers direct-access private garages with remote access. One- and two-car garage options are available in select homes. Contact our leasing team for availability and details.

14. Does The Preserve offer energy-efficient features?

Yes. The Preserve incorporates energy-conscious features throughout the community and apartment homes, including ENERGY STAR® appliances, Nest thermostats, tankless water heaters, and electric vehicle charging stations.

16. Is The Preserve a smoke-free community?

Yes. The Preserve at Willow Springs is a non-smoking community.

17. Is The Preserve at Willow Springs pet friendly?

Yes! The Preserve welcomes pets and features a bark park where dogs can enjoy time outdoors.

18. What is the pet policy?

The Preserve allows up to two pets per apartment home, with no weight limit. A one-time, non-refundable $300 pet fee covers up to two pets, and pet rent is $30 per month per pet.

The Preserve at Willow Springs is located at 2252 River Willow Place, Indianapolis, IN 46260, on the north side of Indianapolis near West 86th Street.

20. What shopping and dining options are nearby?

The Preserve at Willow Springs is close to shopping and dining along West 86th Street, including Fresh Thyme Market, Trader Joe’s, Athens on 86th, Ranchera Mexican Bar and Grill, and Fazoli’s. North Willow Mall and Willow Lake East are nearby, while The Fashion Mall at Keystone and Castleton Square offer even more shopping, dining, and entertainment options on Indianapolis’s north side.

21. Is The Preserve close to major employers?

The Preserve is near Ascension St. Vincent Hospital on West 86th Street and surrounding medical offices. Other north-side employment centers include Corteva Agriscience, IU Health North Hospital, and Roche Diagnostics. Commute times vary by destination and traffic. 

22. What colleges and universities are near The Preserve? 

The Preserve at Willow Springs is conveniently located near several Indianapolis colleges and universities, including Butler University, Marian University, Ivy Tech Community College, and the Indiana University School of Medicine.
